  • Abstract
    The Spanish House Price Index (HPI) is a quarterly indicator that measures the changes in the transaction prices of dwellings that households purchase. Indices are calculated according to a harmonised approach in order to give comparable measures across EU countries. Location and characteristics of the purchased dwellings vary in each period, therefore prices need to be adjusted for quality changes. For that purpose HPI is compiled using a combination of stratification and hedonics. The regression model enables more detailed strata and consequently an improvement on quality change adjustments. This paper provides a technical description of the underlying model and how it works in the index calculation.
